There are many benefits to buying a newly built home. For one, everything is new. This means that, theoretically, everything should last a long time and maintenance costs should be relatively low. Unfortunately, this is not always the case.

Even though they are new, new construction homes can have serious defects that could be costly to repair. Problems occur when builder’s cut corners, manufacturer recommendations are not followed, or workers simply make mistakes.

Getting a new construction inspection can help you identify these problems before it is too late. A typical new construction inspection evaluates the condition of the roof, exterior, foundation, attic, plumbing system, electrical system, and interior.

New Construction Inspections

New construction inspections are typically performed in two phases; pre-drywall and post-drywall.

As the name suggests, pre-drywall inspections are performed before the drywall has been installed. This gives the home inspector the opportunity to inspect underlying components which are typically hidden by the drywall. This includes the framing, electrical wiring, and plumbing.

Post-drywall inspections are performed after the drywall has been installed. At this point, the house should be close to being finished. During a post-drywall inspection, home inspectors will inspect the interior components of the home and test the electrical and plumbing systems to ensure they are working properly. The home inspector will also verify that necessary repairs from the pre-drywall inspection have been made.

New Construction Inspection Defects

New construction inspection defects can include things like low insulation, loose electrical wiring, and poorly installed roof coverings.

After receiving the inspection report, you can share the report with the builder to have any necessary repairs made before you move in. Most builders are used to this process and have no issues having repairs made.
