Home Inspections

What does a home inspector look for?

During a home inspection, home inspectors are looking for defects that could affect the safety of your family or the value of your home. A typical home inspection evaluates the condition of the roof, exterior, foundation, plumbing, electrical, garage, attic, and interior.

Do I have to attend the home inspection?
Attending the home inspection is not required although it is recommended. At the end of the home inspection, our home inspectors will explain the condition of the home and give you great tips for general home maintenance.
How long does a home inspection take?
The duration of the home inspection can depend on different factors like the age of the home, the size, and the general condition. On average, a typical home inspection takes about 1.5 hours per 1,000 square feet.
What is excluded during a home inspection?
Some exclusions and limitations may apply during during the home inspection. Common exclusions include playgrounds, sheds, and patio accessories like gazebos. For a complete list of exclusions and limitations, read the INTERNACHI Standards of Practice. 
Can a house fail the home inspection?

Home Inspectors do not determine whether a house fails or passes the home inspection. Instead, home inspectors evaluate the condition of a house and report any obserable defects. Ultimately, it is up to the buyer if they want to buy the house or not.

Should sellers attend the home inspection?

It is not recommended that sellers attend the home inspection. If possible, sellers should leave the property while the home inspection is being performed. 

How long does it take to get results from the home inspection?

Home Inspection reports are emailed within 24 hours of the inspection. 

4 Point Inspections

What is the difference between a 4 Point Inspection and a Home Inspection?

The difference between a 4 Point Inspection and a general home inspection is that the 4 Point Inspection only focuses on four main areas of the home. The home inspection is more in-depth and evaluates the condition of all the systems and components in the home. 

When is a 4 Point Inspection needed?

4 Point Inspections are usually required for homes over 30 years of age to qualify for insurance coverage. 

How long does a 4 Point Inspection take?

On average, a 4 Point Inspection takes about 40 minutues to an hour. Reports are emailed within 24 hours of the inspection.  

Wind Mitigation Inspections

Are Wind Mitigation Inspections required?

Wind Mitigation Inspections are typically not required but highly recommended. Not only may you qualify for discounts on your insurance policy but you can also learn how to better protect your home in the event of a hurricane. 

How long does a Wind Mitigation Inspection take?
On average, a Wind Mitigation Inspection takes about 45 minutes to an hour. The Wind Mitigation Inspection report is emailed within 24 hours of the inspection.
