A pre-listing inspection is a  home inspection that is performed before a house is put on the market. Pre-listing inspections are performed the same way as a general home inspection that is typically done on the buyer’s behalf. The only difference is the timing. Normally, a home inspection is performed after the house is under contract.

Roof Inspection in St.Petersburg, FL

There are many benefits to having a pre-listing inspection. As a seller, having a pre-listing inspection can help you identify problems that may affect the sale of your home. A roof that is beyond it’s serviceable lifespan, for example, can be a big turn off for potential buyers. Having this information prior to putting your house on the market can allow you to make necessary repairs and get top dollar for your house.

Another benefit to having a pre-listing inspection is that you can give potential buyers a copy of the inspection report as a way to be transparent. Buyers often feel more comfortable making an offer on a house after seeing the inspection report. Most buyers understand that no house is going to be perfect so it’s okay if there are defects listed on the inspection report. What most buyers are concerned about are major defects. Major defects are problems that could negatively affect the value of the home or the safety of the occupants.

A pre-listing inspection can also give you more time to have repairs done. With more time, you can compare companies and select the contractor that provides the best value and service. All contractors are not equal. It’s important to select a contractor with experience that will get the job done right. Having repairs done before the house goes on the market will also help you avoid delays during the closing process.

What’s Inspected?

During a pre-listing inspection, we will inspect everything from the foundation right up to the roof as outlined in the INTERNACHI Standards of Practice. This includes the electrical system, plumbing system, attic, garage, air conditioning system, etc. Defects found during the pre-listing inspection are detailed in an inspection report emailed within 24 hours of the inspection.  Our inspection reports include pictures as well as descriptions of the defects found.
