Cloth wiring is a defect we frequently encounter during a home inspection or 4 point inspection. Cloth wiring refers to electrical wiring that is insulated with cloth. This type of wiring was common in the 1950s-1970s before plastic insulation became the standard. Today, cloth wiring is considered a fire hazard and can make getting insurance coverage more difficult.

Why is cloth wiring dangerous?

Cloth wiring is considered dangerous because the cloth insulation around these wires can become brittle and deteriorate overtime. As the insulation around these wires deteriorates, there is a higher risk of a fire developing.

Most issues occur with the early forms of this wiring. The early forms of the wiring consisted only of bare wires insulated with cloth. Subsequent versions included plastic insulation between the cloth and the bare wires. Eventually, they got rid of the cloth insulation and replaced it with higher quality plastics.

Cloth Wiring and Insurance

Cloth wiring doesn’t automatically disqualify you from insurance. If this type of wiring is present in your home, the insurance company will likely ask for further evaluation by a qualified electrician.

The electrician will evaluate the wiring looking for signs of deterioration. If the electrician approves the condition of the wiring, they will produce a letter which you will submit your insurance company. Often, this letter is enough to acquire insurance coverage.

If the electrician notes that the wiring is deteriorated or in poor condition, you will likely need to repair or replace the wiring before coverage can be issued.

Even if the wiring is in good condition, there is still the possibility of higher than normal insurance premiums.

The best way to repair this wiring is to replace it with modern plastic insulated wiring. Replacing the wiring will help prevent problems down the road and reduce your insurance costs. The cost of replacing the wiring depends of how much of the wiring needs to be replaced and the size of the home.
