What is a 4 Point Inspection?
If you’re buying a house over that is over 20 years old, your insurance provider may request a 4 Point Inspection report. 4 Point Inspections focus on four main areas of the home including the Roof, Electrical System, Plumbing System, and HVAC. Most of the items on a 4 Point Inspection relate to the age and general condition of the four points. These inspections are not as in-depth as a standard home inspection and should not be substituted for one. The main purpose of a 4 point inspection should be to obtain insurance coverage or renew an existing policy.
Roof

Why are 4 Point Inspections Required?
Most of the systems and components in a house start to break down or degrade after 20 years. This can result in higher “risk” for the insurance company. A roof that is old and leaking, for example, can cause significant damage to a property. Consequently, insurance companies request a 4 point inspection to verify that the main systems in the house are working effectively and have a reasonable amount of life remaining.
The 4 Point Inspection Process
1. Meet with the inspector
You will first meet with the inspector and discuss any known updates to the house. This includes things like a new roof or an updated air conditioning system. Please provide any written documentation such as permits or work invoices if possible.
2. Inspection is performed
The home inspector will continue the inspection by inspecting the roof, electrical system, plumbing system, and HVAC. During the 4 Point Inspection, the home inspector will determine the age and the general condition of these four points. The inspector will document everything with pictures which are included in the 4 Point Inspection report.
3. Inspection reports
4 Point Inspection reports are emailed within 24 hours of the inspection. Reports are sent to the client in a PDF format who then forwards the report to the insurance company.
